⚖️ 3. What about the buyer’s agent commission?
The 1.5%* covers the listing side only. In most sales, sellers also offer a buyer’s agent commission (up to 3%) to incentivize buyer agents to show your home, but remember, commissions are not set by law and are always negotiable. We strongly recommend um of 2.5% buyer's agent compensation to ensure maximum exposure. This buyer's agent compensation is separate from our 1.5%* listing fee.
If we bring the buyer & represent that buyer in the transaction as well, the buyer's agent commission can be reduced to 2%. Thus in a situation where we act as a transaction agent and represent both you as the seller and the buyer, your fee would be the listing fee of 1.5%* plus 2% buyers agent compensation.
📸 4. Is this a discount or limited service?
Not at all. Manatee Flat Fee is a full-service listing incentive program (not a company), where the program simply reduces unnecessary overhead so you keep more of your equity. You receive all the bells and whistles with full legal representation, just without the inflated traditional commission.
📈 5. Will my home be listed on the MLS?
Absolutely. Your property will be listed on the Multiple Listing Service (MLS) and syndicated to hundreds of websites including Zillow, Realtor.com, Redfin, Trulia, Homes.com, and more, giving your home maximum exposure to buyers and agents across Florida.
🕒 6. How fast can you list my home?
We can often have your home live on the MLS within 24–48 hours once we have your photos, property details, and signed listing agreement. Our process is streamlined for speed, without cutting corners on quality or accuracy.
💬 7. What if I need help with pricing or staging?
We provide a Comprehensive Market Analysis to guide you on pricing your home correctly. We provide home staging tips to make your home look the best for pictures and showings. Our goal is to help you present your home in the best possible light, online and in person.

None. You don’t pay anything upfront. Our 1.5% listing fee is only due at closing, and only when your home sells.
